Things to know while investing in Mexico Real Estate

If you are a savvy investor, you will know that diversification is the way to go. Thus, instead of putting all your money in US properties, it may be a good idea to try investing in Mexican Real Estate. Why Mexico? Well, aside from the fact that market conditions in this Latin American country is entirely different from that of the US, the proximity of Mexico to the US makes checking on a property easier. Besides, there are over one million US citizens who are already permanent residents of this tropical country. Property experts believe that the real estate market in Mexico will continue to rise, as more baby boomers plan to retire in a tropical haven within the next few years. However, before you spend any money, you need to know some important tips on how to invest in Mexican real estate market.

The first thing you need to do if you plan to invest Real Estate in Mexico is to check the location of the property. If you intend to buy a vacation or retirement home in Puerto Vallarta, for example, it would be a good idea to stay in the area for a few weeks. In fact, you should also make it a point to visit the location not only during the peak season but also during the lean months. Inspecting the site will tell you if the living condition in the place you are planning to invest in is comfortable or not. Also, if the home or real estate you intend to buy is an old building, it may be a good idea to bring a third party expert so you know that you are not paying more for something that has less value. Puerto Vallarta Real Estate History

Published: Jul 25th, 2010 | Author: Morgan Add Comment

During the first part of the 19th century in Mexico, at the mouth of the Cuale River, inhabited mostly by crocodiles and practically no human dwellers, lay a hidden gem.

Puerto Vallarta. Isolated from the rest of the world by the ocean, rugged sierra and American river. With silver mines and salt in the towns of Cuale, San Sebastian and Mascota, Puerto Vallarta was a secret hideaway waiting to be discovered.

From a quaint little fishing village in the 1920s with barely 2,000 inhabitants, Puerto Vallarta real estate was not the booming market we know today.

There was one road that connected Vallarta to the outside world and this dirt track was abandoned during the rainy season. But by around 1930, a few Mexican and foreign tourists were arriving at Puerto Vallarta, and returning annually spending their vacation enjoying the tranquillity and natural beauty of the port. Settling Tax Debt Is A Great Relief To Financially Struggling Families – Join Obama’s Program

Published: Jul 3rd, 2010 | Author: Morgan Add Comment

Even if you are not bogged down in credit card debt, mortgages, and other such bills, a tax debt valued at tens of thousands of dollars in most cases can cause definite financial stress. So imagine what it is like if there are the other bills to worry about.

There is a tactic to deal with this that may not be receiving great publicity in either the positive aspect or in popularity. There are a lot of negative stories and perhaps that is the reason why it is not so popular either. There are many struggling with back taxes that haven’t even heard of settling them. It may be time to change that.

The crisis seems to have made it easier to make settlements with the IRS because they just want some of their money. They will settle for what they consider to be a reasonable offer instead of the full amount to get some revenue and close cases.

This is part of the reason why if families are sinking in tax debt they should consider making the IRS an offer. It will save them money in the end and at this time the process may be just a little easier, especially if they have all of the proof that they need. (more…)

Make Sure You Have the Necessary Permits When You Renovate

Published: Jul 3rd, 2010 | Author: Morgan Add Comment

Permits are normally a very important facet of the construction process and the same holds true for renovation as well. These permits are normally documents that confirm the fact that the building has been built according to certain norms and that the building is safe for occupation. These are required for most building projects, alterations, demolitions and removals. These help the authorities to track irregularities and ensure that all alterations and renovations have been done keeping the rules and regulations of the state in mind. Though in most cases the licensed contractor who has been awarded the contract arranges the permits before he starts the work, some states stipulate that the owner also has to be party to the permit. Once you decide to do any renovation work at home, it is better that you check with the local permit office to ensure whether you need a permit for the kind of work that you intend to do. While some activities like changing the house’s roofline or punching in a new window or door may require permits, jobs like freshening up the exterior with a new siding or minor electrical work, such as replacing an electrical outlet may not require any permits.

Most states have more or less the same procedure when it comes to applying for permits. The drawing of the building along with the detailed plan for the work to be executed has to be submitted to the permit office. As soon as the plan is received, the permit officer shall inspect the site to make sure that the plans submitted are true. These inspections could be planned as well as unexpected surprise inspection visits. Some projects will require drawings that need to be drafted by a licensed architect or a licensed engineer. Once the permit office has reviewed the plans and inspected the building, they will issue the permit. A schedule for the inspections will also be issued. (more…)

Is PEI Real Estate a Good Value Today?

Published: Jul 2nd, 2010 | Author: Morgan Add Comment

Is PEI real estate a good value today and would you think that I should buy into the real estate market on PEI now? A very famous personage once said that he liked to buy “sheep” and sell “dear”. While this would be a very interesting trick if you could do it you can in real estate follow the natural cycle of the market and buy cheaper at the bottom of the cycle and sell dearer at the top of the cycle.

Well we all know that real estate throughout North America bottomed out this year, or did it? In a lot of locations it certainly did, as the thousands of US homeowners who lost everything will definitely attest to. However, here on PEI things were a little bit different. The PEI real estate market doesn’t experience quite the same highs as some places but conversely it doesn’t experience the same lows either. In fact I noticed the lower end market pick up price this year. Having said that there definitely has been a softness in the market from the end of last year through this season.

As a result now is a great time to pickup that home on PEI. You will have an impressive inventory to choose from and there are lots of bargains, especially on land and homes that have a waterfront or water view aspect. If you make your home on PEI now of course it is always a good idea to be invested in real estate wherever you live. Real estate offers the double advantage of providing you a place to live while still working for you to create a return on your investment. The fact that homes are almost always bought with a mortgage or loan allows you to leverage your income to create a nest egg for retirement as well as a place to live now. (more…)
